Blackberry overgrowth burying trash cans, bins and debris beside a house before a cleanout
Before: overgrowth hiding bins, trash and debris.

What we take

  • All interior debris and abandoned personal property
  • Appliances left behind
  • Carpet, padding and damaged flooring
  • Exterior debris, yard waste and overgrowth debris
  • Garage and outbuilding contents
  • Abandoned vehicles coordinated separately

What we can't

  • We do not remove anything before the legal hold period is satisfied — tell us the date and we work to it
  • Hazardous waste is bid separately with a licensed handler

Nobody legitimate takes household hazardous waste on a junk run — it has to go through a county HHW event. We separate it out, stack it where you can find it, and tell you the nearest drop-off date instead of quietly leaving it in a corner.

What trash-outs cost

$650 – $2,400

Per property. Line-itemed bid, same business day.

The spread is real and it is mostly about square footage, how full the property is, and whether there is a garage, shed, outbuilding or yard in scope. We would rather walk it, hand you a fixed number, and be held to it than quote an hourly rate that quietly grows on day two.

Anything outside the walkthrough scope — a fridge, heavy debris, a long carry — is priced from the published trash-outs rate card, the same book every job uses.

How it works

  1. 1

    Same-day bid

Send the address and the photos you have. Written bid back the same business day, line-itemed.

  2. 2

    Initial photo set

Timestamped wide and detail shots of every room and elevation before anything moves.

  3. 3

    The clear

Interior, garage, exterior. Broom-clean interior, debris-free exterior.

  4. 4

    Completion package

Before / during / after photo set, weight tickets, and the invoice — in one PDF, formatted for a servicer upload.

Questions people actually ask

Can you do volume?

Yes. We price volume accounts on a per-property schedule rather than bidding each one, which is faster for both of us. Net-30 available once we have run a few together.

What does the photo documentation look like?

Timestamped before, during and after sets, room by room and elevation by elevation, delivered as a single PDF the day the job closes. Formatted to drop straight into a servicer portal.

How fast can you turn a property?

Standard turn is 48 hours from bid acceptance. Most single-family trash-outs are a one-day job.

Do you handle the personal property hold period?

We follow whatever the notice period requires and will inventory and store rather than dispose if you need us to. Tell us which one applies and we document to that standard.

If you book this for work

Terms, turnaround and paperwork written for the people who send us this job more than once.
