The listing is stuck on the contents
The listings that need a cleanout are usually estate houses or vacated rentals. The seller is out of state, grieving, or both, and the house is full. Nothing moves until it is empty.
You do not need to be at the property. We work from a lockbox, and on a whole-house job we do the walkthrough on video with whoever has authority to approve the scope.
Two jobs, priced two ways
- Pre-listing cleanout. A whole house, sorted and cleared. Priced after a walkthrough as one fixed number, usually $1,800 to $6,500. See estate cleanouts for what drives it.
- Trash-out. A vacated or bank-owned property with debris left behind. Line-itemed bid per property, usually $650 to $2,400. See trash-outs.
- A few pieces before a showing. That is plain junk removal, priced off the published rate card from $125.
Who approves and who pays
The seller, executor or asset manager signs the scope and pays, not you. Nothing leaves the house that is not on the signed scope.
On an estate house we run a set-aside pass first for papers, photos, jewelry and anything on the family's keep list. Found items are photographed and set aside, so nobody calls you three weeks later asking where the deed went.
What we send you when it is done
Before and after photos of every room, at matching angles, the same day. Weight tickets for every load. Usable furniture goes to a charity first, and the donation receipt goes to whoever owned it.

Can you work straight from the lockbox?
Yes. Send the code and the photos you have. For a whole house we will do a video walkthrough with the seller or executor, since they sign the scope.
How fast can you turn a trash-out?
The standard turn is 48 hours from bid acceptance, and most single-family trash-outs are a one-day job. The bid itself comes back the same business day.
Will you send the after photos to me, not just the seller?
Yes. Tell us who gets the file. Agents usually want the after set so they can book the photographer the same day.
What if the family is still deciding what to keep?
Then we do the set-aside pass first and hold off on the clear. Keep items are photographed and left in one room, and nothing on the keep list leaves the house.
