Summit is a small, owner-operated junk removal and cleanout company based in Lodi, San Joaquin County. The owner quotes the job, schedules it and works it. Our prices are published, every load goes to a permitted facility, and you can see the weight ticket.

Who you are hiring

The legal entity is TKE Property Solutions, LLC. Summit Junk Removal & Cleanouts is the name it does business under, and it is the name on your written quote.

We are not a franchise. There is no national call center passing your job to whichever crew is nearest. The owner quotes the job and works it, so the person you talk to on the phone is the one accountable for what happens in your garage.

We work a 45-mile radius from Lodi. That covers the cities on our service area list and nothing past it, because a job we cannot reach on a normal route is a job we would end up rushing.

Why the prices are on the website

Because the alternative is bad for you. The usual move in this trade is "call for a free quote." What that really means is a crew shows up, looks at your pile, and produces a number while you stand in the driveway with the garage already open. That is not an estimate. It is a negotiation you did not agree to, held at the moment you have the least leverage.

So the whole price book is public. A single-item pickup starts at $125. A full trailer with the side extensions in is $895. Every item rate and every surcharge is on the pricing page. If the number does not work for you, you never have to talk to us, and that is fine.

Where your stuff goes

Every load gets sorted before it gets dumped. The order matters, because each step keeps something out of the landfill and some of them lower your price.

• Donation first. Usable furniture, working appliances and clean household goods are pulled out before anything is loaded for disposal. When the receiving charity issues a donation receipt, it goes to you.
• Recycling next. Metal, cardboard, e-waste and green waste are separated and go to places that take them as material, not as trash.
• Refrigerant never gets vented. Fridges, freezers and AC units go where the refrigerant is recovered by a certified handler. North County Landfill takes them at $20 per unit (effective 2026-01-01).
• The rest goes to a permitted landfill. Our default gate is North County Landfill at 17720 E. Harney Ln in Lodi, which charges $60.93 per ton (effective 2026-01-01). That fee is inside your load price, not added at the end.
• Hazardous waste stays with you. Paint, solvents, oil, pesticides and pool chemicals do not ride in a junk trailer. We stack them where you can find them and point you to the San Joaquin County Household Hazardous Waste Facility in Stockton, open Thursday through Sunday, 9 a.m. to 3 p.m..

Weight tickets on every load

The way this business goes wrong is illegal dumping. What separates a legitimate hauler from a guy with a truck is paperwork. Every load we take goes across a scale at a permitted facility, and we keep the ticket. Ask and we will show you the one for your load.

It also means we know exactly what a job costs us. That is how we can hold a price we quoted three days ago instead of finding a problem on site.

The documentation standard

Every cleanout, estate cleanout and trash-out closes with the same file:

• Timestamped before photos, every room from the doorway and every exterior side
• After photos at matching angles, in the same room order
• Weight tickets for every load, showing the facility it went to
• The invoice, referencing the property address

It comes as one PDF, not fourteen email attachments. An executor who lives out of state, a property manager with a deposit dispute, and an asset manager with a servicer portal all need the same thing: proof of what was there and proof it is gone. The full standard is written down here.

What we put in writing

This is the whole guarantee. It is short on purpose, because every line of it is something you can hold us to.

• The price, before we start. It does not change unless you add to the pile.
• No surprise line items. Heavy debris, stairs and long carries are priced before we load, not after we weigh. The surcharges are all on the pricing page.
• Nothing leaves that you did not point at. On an estate cleanout that means a signed scope and a documented set-aside pass for papers, photos, jewelry and anything on your keep list.
• Broom-swept when we leave.
• A weight ticket for your load, on request.

What we will tell you no about

Household hazardous waste: paint, solvents, motor oil, pesticides, pool chemicals, propane and car batteries. Nobody legitimate takes those on a junk run. Asbestos needs a licensed abatement contractor, and we will tell you that rather than take the job. In-ground pool demolition is an excavation job. Firearms found in a cleanout get secured, not transported.

Why we can work Sundays

We work Sundays, which is unusual around here. The reason is practical, not heroic. North County Landfill is open Mon-Sun 7a-4p (strictly enforced), and the WM Lodi Transfer Station is closed Sundays. A hauler who tips there cannot run a Sunday job. We tip at the county gate, so we can.

Why there are no testimonials on this page

We will not put a review on this site that you cannot click through to on our Google profile, and we will never write one ourselves. When real reviews exist, they will be linked from here. Until then, the price book, the weight tickets and the photos are the proof, and you can check all three.
