Recurring turns

Book a turnover about a week out, against a known move-out date. Send the address and the date the unit has to be rent-ready, and we book backwards from it and hold the slot.

If a tenant leaves early, call. We will try to move you up.

One visit clears the interior, garage and exterior, broom-clean. A single unit usually runs $450 to $1,800; see property cleanouts for what moves it.

Eviction cleanouts

An eviction cleanout is a timing problem before it is a hauling problem. We do not remove anything before the personal-property hold period your notice sets is over. Tell us which notice you served and the date it runs out, and we schedule to that date.

If you need us to inventory and store rather than dispose, say so. We document to that standard instead. Heavier jobs with abandoned debris inside and out are bid as trash-outs.

Running a portfolio through us

  • Multi-unit days. Three or more units cleared the same day are 15% off, and one trip is cheaper per unit than four.
  • Per-property schedule. Once we have run a few together, we can price your account on a schedule rather than bidding every unit.
  • Billing. Invoiced to the management company or the owner entity, with the property address on the invoice.

The file for the deposit dispute

Every unit gets timestamped before photos from each doorway, after photos at matching angles, and the weight tickets. It comes as one PDF. When a former tenant disputes a deduction, that file is what you hand over.

The documentation standard is the same one we use for servicer trash-outs.

Yes. A week out is the normal way to book a turn. Give us the move-out date and we hold the slot against it.

When can you start on an eviction?

After the personal-property hold period your notice sets. Tell us the notice and the date it expires, and we schedule to that day, not before.

Do you give a discount on multiple units?

Three or more units cleared the same day are 15% off. Send the list and we will bid them together.

Can the invoice go to the owner entity instead of us?

Yes. Tell us which entity to bill. The invoice carries the property address so it matches the unit in your books.
