Here is what it costs to clear.
You own one rental or a few, you manage them yourself, and the last tenant left a garage full of their stuff. You have three ways to deal with it, and we will tell you honestly which one is cheapest.

Three ways to clear a unit
- We do it. Flat bid from photos, one visit, broom-clean. A typical unit runs $450 to $1,800; a few items left behind is just junk removal from $125.
- You load, we haul. We drop a dump trailer in the driveway for $275 a day with the first ton of disposal included. Extra days are $65.
- You haul it yourself. North County Landfill charges $60.93 a ton (effective 2026-01-01) with a per-visit minimum, and is open Mon-Sun 7a-4p (strictly enforced). The North County Landfill guide compares its gate fee to our price, load by load.
The things that cost extra
Tenants leave the same items over and over, and some of them are priced per item. A fridge or freezer is $90, because the refrigerant has to be recovered by a certified handler. A mattress is $45.
If you take them to the gate yourself, North County Landfill charges $20 per refrigerant appliance (effective 2026-01-01). Its no-charge resident allowances need proof of San Joaquin County residency, and business loads pay the listed rate.
Before you touch their stuff
If the tenant left belongings after moving out or after an eviction, there is a hold period before you can dispose of them. We will not remove anything before that period is over. Tell us which notice you served and when it runs out, and we schedule to that date.
We can also inventory and store instead of disposing, if that is what your notice requires.
Photos for the deposit
Every job gets timestamped before photos from each doorway and after photos at the same angles. If the tenant disputes a deduction, you have a dated record of what was left and what it took to clear.

Every price here comes from our published rate card, effective 2026-09-17. Nothing on this page is a special deal that disappears on the invoice.
Questions from landlords
Is it cheaper to haul it myself?
Sometimes. For a pickup load of ordinary household junk, the gate fee is less than our price, and our North County Landfill guide shows that comparison load by load. Add a fridge, a mattress and a lost Saturday, and the trailer is often the middle option.
The tenant left a fridge. What do I do with it?
It cannot go in a regular load, because the refrigerant has to be recovered first. We take it for $90, or North County Landfill takes it for $20 per unit (effective 2026-01-01).
Can you come before the hold period ends?
We can come and photograph and bid the job. We will not remove the tenant's belongings until the hold period your notice sets is over.
I only have one rental. Is that worth your time?
Yes. A single unit is a normal property cleanout for us, priced the same way as any other. Owners who call again get 10% off.
