Nobody legitimate takes household hazardous waste on a junk run — it has to go through a county HHW event. We separate it out, stack it where you can find it, and tell you the nearest drop-off date instead of quietly leaving it in a corner.

Fixed written price after a discreet walkthrough.
The spread is real and it is mostly about square footage, how full the property is, and whether there is a garage, shed, outbuilding or yard in scope. We would rather walk it, hand you a fixed number, and be held to it than quote an hourly rate that quietly grows on day two.
Anything outside the walkthrough scope — a fridge, heavy debris, a long carry — is priced from the published hoarding cleanup rate card, the same book every job uses.

Broom-clean at minimum. We can bring in a cleaning partner and give you a deadline-compliant completion package if code enforcement is involved.

Will the neighbors know?
Not from us. We can arrive in an unmarked vehicle, work with the garage door down, and stage loads out of sight. Say the word when you book.
My parent is still living there and does not want this.
Then we go at their pace, not ours. We have done multi-visit cleanouts where the first day is one room. Forcing it does not work and it damages the relationship. Tell us the situation honestly and we will build the plan around it.
There is a code enforcement deadline.
Tell us the date and the case number. We have worked against county abatement deadlines before and we will give you a completion package with dated photos that satisfies most inspectors.
