Most executors have never done this and many live out of state. You get a fixed written price, a documented search for papers and valuables before anything moves, and a photo record of the whole house.

Start with the checklist, not the dumpster
The biggest mistake in an estate cleanout is clearing the house before anyone has found the will, the deed, the bank statements and the life insurance policy. Our executor's checklist lists what to look for first.
Then we do a set-aside pass of our own. Papers, photos, jewelry, firearms, cash and anything on your keep list are photographed and set aside, and we call you before we touch anything else.
Timing it against probate
If the court has not granted authority yet, we can do a secure-and-assess visit now: walk it, photograph it, and give you a scope and a price. Tell us the hearing date and we hold the full clear for the day authority comes through.

What it costs and why
Most whole-house estate cleanouts here run $1,800 to $6,500, as one fixed written price after a walkthrough. Never hourly. Square footage, how full the house is, and whether there is a garage, shed or yard in scope drive most of the spread.
Usable furniture and household goods go to a receiving charity before anything is loaded for disposal. When the charity issues a receipt, it goes to the estate.
For the attorney's file
Every estate job closes with before photos of every room, the set-aside record, after photos at matching angles, weight tickets and the invoice. It arrives as one PDF. If an heir later asks what was in the house, that file answers it.
Attorneys can email the scope and the hearing date to [email protected], and the executor signs the scope.

Questions from executors and probate attorneys
I live out of state. Do I need to fly in?
No. We work from a lockbox, walk the house with you on video, and send photos of everything we set aside and every room when we finish.
Can you start before the court grants authority?
We can do a secure-and-assess visit and give you a scope and price. The full clear waits for authority, and we hold a slot against the hearing date.
What happens if you find cash, a will or a firearm?
We stop, photograph it, set it aside, and call you before we touch anything else. Firearms found in a cleanout get secured, not transported.
Who gets the donation receipts?
The estate. When the receiving charity issues a receipt, it goes to whoever you tell us handles the estate's paperwork.
